Located on one of Southwold’s lesser-known, quieter side-streets, this charming Edwardian family home ticks every box for a big group getaway. With a choice of lounge areas, a jaw-droppingly gorgeous country-style kitchen and six beautiful bedrooms, its period features are complemented by all the home-from-home comforts.
Bedrooms and bathrooms
A beautiful tiled entrance hallway leads from front door to the ground floor rooms, which include a conveniently-located cloakroom complete with wc and washbasin. On the first floor, cream-coloured tiles and warm woods highlight the high-quality fittings in three further washrooms – there’s a family bathroom, shower room with shower cubicle and a second shower room with walk-in shower, each of them benefitting from underfloor heating and a heated towel rail. Six bedrooms offer a sound night’s sleep for every guest. Younger visitors will love the bunk beds in one room, and there are three other rooms offering twin beds – each of these has a feature fireplace and dreamy, cream colour palette plus dressed-to-impress period windows. Super-king-size beds take pride of place in the remaining two bedrooms that, again, are decorated in soothing shades and have pretty fireplaces plus plenty of storage space.
Cooking and dining
Mealtimes are so much more fun when they’re shared, and here there’s plenty of space for all 12 guests to eat, drink and be merry! An unusual island unit and beautiful gas Aga cooker vie for attention in the farmhouse-style kitchen, where you’ll also find an electric oven, microwave, dishwasher, larder fridge and freezer. Warm wooden hues, a wealth of windows and a characterful dining suite with bench seating complete the picture of prettiness while outdoors, sturdy furniture and traditional landscaping set the scene for a lovely garden feast.
A courtyard-style garden to the rear of the property features mature trees and shrubs, traditional brick paving and a sturdy dining table and bench seating – it’s a perfect spot in which to enjoy the sunshine and birdsong. A short walk away, St Edmunds Green and the seafront rank highly among Southwold’s holiday attractions.
Get together with family and friends here and you’ll still have opportunities for a little peace and quiet – with two lovely sitting rooms, a separate games room and a sunroom, Samovar has plenty of space for smaller break-out sessions or a spot of solitude. The owners’ attention to detail extends to the selection of toys, games, books and a football table in the games room, and for further entertainment you’ll find Smart TVs in both sitting rooms, one of them with a BluRay DVD player too. WiFi, gas central heating, bed linen and towels are all supplied, and there’s on-street parting outside the property. And, taking care of all the everyday essentials, you’ll find a washing machines and tumble dryer in the ground floor utility room.

We stayed at Samovar for the last week of August and just would like to leave some feedback. The house was fantastic for our 2 families. It has so much space and it's finished to a really high standard. Every room has been fitted out with such great attention to detail. We loved sitting in the kitchen round the big table for meals then relaxing in the sitting room with the huge tv's! So much space for the 12 of us. Would definitely recommend. 5 star!
